The Concept

RP51 is not a traditional mall, but a curated open-air experience designed for connection, lifestyle, and memorable moments.

Located on Raiwind Road, Lahore — one of the city’s fastest-growing corridors, connecting major residential communities and high-growth zones.

RP51 was designed around three realities of retailing in Lahore: heat, movement, and identity. Deep arched arcades provide shade without walls. The central courtyard creates a reason to linger. The terracotta facade becomes the brand — visible, memorable, and unlike anything else in Pakistan's retail landscape.

Two full-size padel courts are suspended above the central courtyard — visible from ground level, lit at night, and the most talked-about element of the development. They sit between the two wings of the building, above the courtyard but below the rooftop, creating a spectacle that drives footfall long after the shops have closed.

RP51 is designed for Pakistan's premium retail and F&B brands — labels that have proven their market and are looking for a home that matches their positioning. Three retail tiers: T1 anchor units at 3,000 sqft, T2 mid-units at 2,200 sqft, and T3 boutique units at 1,500 sqft. Seven rooftop F&B units at approximately 1,129 sqft each, with terrace access.

Seven F&B units occupy the upper level, each with views across the courtyard or outward to the city. The rooftop terrace is designed for the evening — when Pakistani families are most likely to be out, eating, and spending. Dwell time drives spend. Spend drives rental value.

RP51 is developed through a dedicated Special Purpose Vehicle. Icon Valley holds 55% through their land contribution (non-dilutable). UNAN Ventures holds 20% as development and management equity. Investors collectively hold 25% through PKR 400M of construction capital. Your money goes into bricks, not land acquisition.

Rental income begins from the month RP51 opens. Year 1 occupancy projected at 70%, reaching 100% by Year 3. Rents escalate at 10% per annum. Construction begins May 2026. Ten months to completion. Opening April 2027. Rental income commences April 2027. Three-year tenant lock-in from opening date. The timeline is fixed, the construction contract is in procurement, and the design is complete.
